Welcome to the Alki Condo Report by WestSeattleHome.com. There is a lot of talk about the fast growing real estate market in Seattle and how difficult it is to purchase a home let alone afford one. Here is some great data to help you understanding and see the actual numbers relating to area condo sales.
This report is generated quarterly. The most recent quarter ended June 2018. The data available runs back three years from this date. Data is based on available information from properties listed for sale on the Northwest MLS. Off market and private sales were not included in this analysis.
Average Price Per SQFT
This graph is the average price per square foot of SOLD Alki condos. It does not include properties that did not sell or ones that are currently available for purchase.
Average Sold Price vs For Sale Price
This graph highlights that average SOLD price per month versus the average FOR SALE price of Alki condos. Sold averages are based on the properties that officially closed during the month. For Sale prices include all properties that were for sale during that month including properties that closed during the month and any that carried over from the previous months.
Average Sold Price as Percentage of Original List Price
This graph highlights the sold price as it relates to the original asking price. A mark of 100 is 100% of the original listing price. A mark of 106 would show that the average Alki condo sold for that month closed for 6% over that original asking price.
Month of Inventory
This graph illustrates how many months it would take to sell all the currently available condos on the market at the current absorption rate should no more homes come on the market. A 4 to 6 months supply is consider a normal balanced market. Anything below is known as a Seller's Market because the typical seller has a negotiating advantage. Anything more than six months is a Buyer's Market.

There are three sections below. The first is the current "Active" condos for sale in Alki area of West Seattle. The second section is properties under contract or pending. The third section is recently sold condo units within the last 60 days.
At the bottom of each section you will find a running average for number of bedrooms, baths, average square footage, cost per square foot and days on market.
